The Prep

Preparing this Remuera property for market revealed a significant issue. Extensive rot in the weatherboards that had spread into the deck’s waterproofing system. For buyers, this would have been a major red flag—suggesting a costly, complex repair and potentially impacting the property’s value and buyer confidence.

Exposing the Real Problem

Our first task was to remove the existing floating deck. Beneath it, we uncovered the original tin roof still in place. Once removed, this opened up valuable height and allowed us to rebuild the area correctly and safely.

Rebuilding From the Structure Up

With the area fully exposed, we installed a new timber subfloor across the entire roof area. All affected weatherboards were removed, and every section of rotten timber was cut out and replaced with new, treated material to restore structural integrity.

Installing a Complete Waterproofing System

A new waterproofing membrane was applied, fully wrapping the new subfloor and extending up the wall junctions. This ensured long‑term protection and created a solid foundation before the new weatherboards were installed.

Once waterproofing was complete, we installed the new decking frame and began laying Vitex decking boards. The natural colour and grain of the Vitex timber brought warmth and character back to the space, complemented by new handrails for safety and style.

The Result

What began as the property’s biggest concern has now become one of its strongest selling features. The transformation not only resolved a major structural issue but elevated the outdoor living space into a highlight of the home.

The full exterior repaint completed the transformation, presenting the home as a clean, low‑maintenanc home. The exact standard needed to support the agent’s tagline “nothing to do here”

This project is a clear example of how the right preparation can increase buyer confidence, enhance presentation, and maximise market value.
